Our Model

A Better Model for Sustainable Homeownership.

Impact Lending was created to preserve philanthropic capital while helping responsible families achieve sustainable homeownership through a lending model built around real ability to pay.

Why we exist

The current system leaves too many responsible families behind.

Housing costs have risen faster than wages for a generation. Down payments, appraisals, and underwriting formulas built for a different economy quietly close the door on families who could sustainably own a home.

Traditional lending measures risk with a narrow lens (credit scores, rigid ratios, and standardized products) while the true measure of a homeowner is far simpler: can this family make a sustainable payment, month after month, year after year?

Impact Lending exists to answer that question honestly, and to build the philanthropic infrastructure that lets one act of generosity serve family after family.

Our mission

Create homeownership opportunities that are sustainable for families while preserving donor capital for generations of future homeowners.

Our vision

A future where homeownership is determined by a family's true ability to make a sustainable mortgage payment, creating stronger families, stronger communities, and lasting generational wealth.

Our philosophy

Four principles that guide every loan we make.

Ability to Repay

Start with what the family can sustainably afford.

Impact Lending looks at the family's full financial picture, not just a credit score or traditional lending formula. Income, expenses, debt, savings, spending habits, and other obligations help determine a housing payment the family can realistically sustain.

The payment drives the loan. Not the other way around.

Protect Donor Capital

Responsible lending helps protect every gift.

Donor capital is protected by making loans around a family's sustainable ability to pay, providing ongoing financial management and support, and identifying financial trouble as early as possible.

Protecting the capital matters because every dollar preserved has the potential to keep working toward the mission and help more families in the future.

Sustainable Homeownership

Getting the keys is only the beginning.

The goal is not simply to help a family qualify for a mortgage. It is to help them remain successful homeowners. While Impact Lending holds the loan, Executive Account Managers remain part of the family's financial team, helping manage finances, build savings, reduce debt, and address problems before they threaten the home.

The mortgage is not the product. Sustainable homeownership is the goal.

Long-Term Community Impact

One successful homeowner can create an impact far beyond one house.

Sustainable homeownership can help a family build stability, equity, net worth, and a stronger financial future. Over time, that opportunity can extend to children, future generations, and the communities where families live.

At the same time, a model designed to preserve and reuse philanthropic capital can create opportunities for more families. The goal is impact that grows beyond a single mortgage or a single gift.

How the model works

One Gift. A Continuing Cycle of Impact.

Impact Lending is designed to help philanthropic capital keep working, creating opportunities for one family after another over time.

  1. 1

    GIVE

A donor makes a charitable gift to Impact Lending.

  2. 2

    PRESERVE

The gift becomes part of a philanthropic capital base designed to support the mission over the long term.

  3. 3

    LEND

Impact Lending helps finance sustainable homeownership for a qualified family.

  4. 4

    REPAY

The homeowner makes mortgage payments built around the family's sustainable ability to pay.

  5. 5

    KEEP IT WORKING

Repayments and responsible capital management help support continued lending capacity.

  6. 6

    MORE FAMILIES

That capacity can create homeownership opportunities for more families.

REPEAT

Back to Give

The goal is not for one gift to help one family once. It is to build a system where generosity can keep creating opportunities across families and generations.
